Do I Need to Make Repairs Before Selling My Home?
This is one of the more common questions I’m asked as a Harford County Realtor.
The simple answer is no. You do not have to make repairs before selling your home.
But the more honest answer is it depends.
I am Leigh Kaminsky, a local Realtor who has helped many homeowners sell in Harford County, and this decision looks a little different for every seller. The key is understanding the difference between required disclosures, smart preparation, and unnecessary over-improvement.
You Are Not Required to Fix Everything
There is no rule that says your home must be perfect before it goes on the market. Many homes sell every year with older roofs, dated kitchens, original windows, or worn systems.
However, if you know something is wrong, you will need to disclose it. Maryland law requires sellers to disclose known material defects. That means if you are aware of an active leak, a recurring electrical issue, or a foundation problem, you cannot simply ignore it.
Disclosure does not always mean repair. It just means honesty.
The Real Question Is About Maximizing Value
If the question is “Do I need to make repairs before selling?” the answer may be no.
If the question is “Should I make some repairs before selling?” the answer is often yes.
Buyers pay more for homes that feel well cared for. Even if they plan to renovate later, they are strongly influenced by first impressions and perceived maintenance.
You want buyers to walk in thinking this home has been loved, not this home has problems.
Small Repairs Make a Big Difference
You do not need to remodel your kitchen or replace everything that is not brand new. In most cases, small fixes give you the biggest return.
Here are examples of repairs that are almost always worth doing:

Replace burned out light bulbs

Fix dripping faucets or small plumbing leaks

Touch up obvious scuffs and chipped paint

These items signal care and attention. Buyers notice them immediately, even if they cannot always explain why a home feels better.
Cosmetic Repairs Matter More Than You Think
Cosmetic issues are rarely deal breakers, but they do influence price and negotiation.
A home that looks clean, bright, and maintained will attract more buyers and stronger offers. A home that feels neglected often invites lower offers and aggressive inspection requests.
This does not mean you need to chase trends or fully update your home. It means eliminating distractions that pull focus away from your home’s strengths.
When Repairs May Not Be Worth It
There are times when making repairs does not make financial sense.
If a home is priced to reflect its condition, or if the repairs are large and expensive, it may be better to disclose and let the buyer decide how they want to handle it.
In some cases, buyers prefer to do the work themselves rather than pay for someone else’s choices.
This is where experience and local market knowledge matters.
Every Home and Market Is Different
What makes sense in one Harford County neighborhood may not make sense in another. Entry level homes, move-in ready homes, and luxury homes all attract different buyers with different expectations.
That is why I never give one-size-fits-all advice.
Before you decide what to fix and what to leave alone, it helps to understand how buyers are reacting to similar homes right now.
My Advice as a Harford County Realtor
You do not need to make every repair before selling your home.
You do need to be honest about known issues.
And you should absolutely take care of small repairs and maintenance items that help your home show as well cared for.
