Believe it or not, a garage can be staged just like any other room in your house. As a realtor, I can tell you from firsthand experience that buyers love a well-staged garage.

Just like marketing any other product, you want your home to demonstrate that it can solve the buyer’s problems. One of the major reasons people move is due to a lack of space. When potential buyers walk into a decluttered, organized garage that showcases ample storage and organizational potential, it leaves a positive impression. With that in mind, here are some of my top tips for staging your garage to maximize its appeal.

Declutter

Decluttering is an absolute must, but it can be a lot of work, especially if the garage has been neglected. For many households, the garage serves as a “catch-all” space, accumulating everything from old furniture to holiday decorations. I often wonder how many people actually park their cars in their garages given the sheer amount of stuff stored there. It would be interesting to take a poll to see how many households have a kitchen refrigerator in their garage versus an actual car.

As I tell all my home sellers, you will have to deal with this stuff at some point when you move, so why not start now? Decluttering will not only make your garage look better but also make your future move easier. If it’s a nice day and you have driveway space, take everything out of your garage and sort it into four piles: Donation, Trash, Pack Away, and Keep Out for Now. My husband and I recently organized our garage using this method, and we found it to be extremely effective.

Clean

With everything out of the garage, it’s the perfect time to clean. Start by wiping down all the walls to remove any dust or grime that has accumulated over time. Clear cobwebs from corners and ceilings, ensuring no hidden spots are missed. Next, sweep the floors thoroughly to get rid of dirt and debris. If you notice any oil stains or stubborn spots, consider using a degreaser or even power washing the floors for a deeper clean. Don’t forget to clean the garage doors, both inside and out, as well as any windows. Clean windows will allow more natural light to filter in, making the space look brighter and more inviting. Taking these steps not only refreshes the space but also sets a strong foundation for the next steps in the staging process.

Paint

If you have the time, I highly recommend giving the garage a fresh coat of paint. This simple update can be a game changer in the overall look and feel of the garage. Choose a neutral and light color, such as a soft gray or beige, to make the garage feel larger, brighter, and more inviting.

Floors

After sweeping the floor, consider power washing it to remove any oil stains. If the floors still look dirty, think about applying a garage floor epoxy paint. Investing in an epoxy floor can truly impress buyers. We had this done to our garage floor last year, and I couldn’t be happier with the results. There’s something impressive about a garage where you can comfortably walk around in bare feet or socks.

Organize

Return everything to the garage in an organized manner. Investing in storage systems from your local hardware store can make a huge difference and serve as a major selling point. Shelves, hooks, and cabinets can help keep everything neat and accessible, ensuring that every item has its designated place to maintain order and functionality. Try to avoid leaving anything on the floor. If you have a workbench, keep it cleared off for a tidy appearance.

Keep it Light and Bright

Ensure your garage has consistent, bright lighting throughout. Replace all burned-out bulbs and opt for daylight LED bulbs, using the maximum allowable wattage. Keeping all lighting at a consistent color and hue will make the space feel more inviting and functional. If you have a workbench, consider adding some workbench lighting. Additionally, clean all windows and remove any window coverings to maximize natural light. If there are any shrubs or trees blocking the light from a window, trim them to allow as much sunlight as possible to enter the garage. Good lighting significantly enhances the appeal and usability of the space.

Garage Doors

If you have old “dinged up” garage doors, consider replacing them. Believe it or not, new garage doors offer one of the highest returns on investment for home improvements. New doors will also dramatically enhance your curb appeal.

Artwork

For the final touch, give your garage a bit of character by hanging some tasteful artwork. Consider pictures of cars or other related themes. Just ensure the artwork is cohesive, tasteful, and isn’t overdone.

Remove Your Cars

Lastly, before showings, take your cars out of the garage. This allows buyers to see the full potential of the space without any obstructions.

Should You Finish Your Garage?

If you have an unfinished garage, you might wonder if you should finish it before selling your home. The answer depends. Not all home improvements provide a good return on investment. Installing drywall in an unfinished garage, for example, might not be your best option. Your real estate agent will know what sells best in your area. If most homes have finished garages in your area, then you may want to consider the investment.
