How to Research a Neighborhood Online Before Buying a Home

When buyers start their home search, the first thing they usually look at is the house itself. But just as important as the home is the area and neighborhood surrounding it.  The good news is there are some really interesting online tools that can help you learn about an area before you ever visit in person. I often share these with my home buyers because they can provide helpful insight and sometimes even answer questions you did not think to ask.

See below for some of my favorite tools.

1) NatureScore: Access to Nature and the Outdoors Getting Pre-Approved in harford county, MD

NatureScore is one of the most unique tools out there.  I uncovered this while reading the book, Super Agers by Dr.  Eric Topol. It helps you understand how much nature surrounds a home, including things like nearby parks and green space.  Theoretically, the higher your score, the more healthier you will be.

2) Realtor.com Neighborhood Flyby

Many buyers do not realize Realtor.com has a very cool feature that lets you get a quick visual feel for what surrounds a home. When you are on a listing, look at the bottom of the photo for the option to fly around the neighborhood from the photo view.

3) Walk Score: Convenience at a Glance

Walk Score is a simple way to gauge how convenient an area may feel day to day. It estimates how walkable a location is based on nearby amenities.  Even if you are not planning to walk everywhere, it can still be helpful for comparing areas.

4) Niche.com: Real Resident Perspective and Community Vibe

Niche is a good place to get a general sense of how residents describe an area. I like it as a starting point for community vibe, lifestyle, and what people tend to say they love about living there.

5) Google Street View + the Timeline Feature

This is one of the most overlooked tools buyers can use. Most people know about Street View, but fewer realize you can sometimes look back at older images to see how a street or neighborhood has changed over time.  When your in street view, click on the home, then click see more date.  This is a great way to get visual history of the home.

A Simple Way to Check Traffic Patterns

If you want a quick idea of traffic flow, I like using Google Maps traffic mode. It is not perfect, but it can help you spot busy corridors, rush-hour pinch points, and typical congestion areas.

How to check traffic in Google Maps

  1. Open Google Maps.
  2. Search the address or area.
  3. Turn on the Traffic layer (usually under Layers).
  4. For a commute check, click Directions and adjust departure or arrival time to see typical conditions.

Final Thoughts

Online tools are a great way to narrow down your search and gather insight early on. But nothing replaces seeing a neighborhood in person, at different times of day, and understanding local details that do not always show up online.
