Magnolia Landing is located in Joppa, Maryland in zip code 21085. The community sits just off Trimble Road, making it easy to access Route 40 and I 95 for commuting toward Baltimore, Aberdeen Proving Ground, or other parts of Harford County.
Harford County Schools
One of the most appealing features of this location is that it is within walking distance of Magnolia Elementary School and Magnolia Middle School. For buyers with school aged children, that can be a major convenience. Joppatowne High School is also nearby (about 1 mile walk). All three schools are part of Harford County Public Schools. I always recommend that buyers verify school assignments directly with the county before purchasing, as boundaries can change over time.

The Magnolia Landing community was built by DR Horton between 2024 and 2025. The homes are three level townhomes averaging around 1,950 square feet. Most offer three to four bedrooms and two to three full baths, providing flexible space for families, guests, or home offices.

Because these are three level townhomes, there are stairs inside leading from the entry level to the main living area. It is important to consider your long term needs when deciding if this layout is the right fit.
Another consideration is that the community has limited green space and the exterior styles are fairly similar throughout.
