Overview Manor is located in zip code 21009 in Abingdon, Maryland. The community sits just off Laurel Bush Road, which makes it easy for residents to reach nearby shopping, dining, and major commuter routes. Many residents appreciate that they can enjoy a quiet residential neighborhood while still being close to everyday conveniences. Grocery stores, restaurants, parks, and retail shopping are all within a short drive. Downtown Bel Air is also nearby and offers local boutiques, restaurants, community events, and seasonal festivals.

About the Neighborhood and Homes

Overview Manor is made up of single family colonial style homes that were built during the 1990s. These homes tend to be larger in size, with many averaging around 3,600 square feet of living space. Most homes offer four to five bedrooms and two to four bathrooms, along with two car garages.

Lot sizes in the neighborhood typically range from about 0.25 acres to around 0.40 acres. These lots give homeowners a bit more breathing room compared to many newer developments.

Exterior styles throughout the neighborhood vary, which adds character and visual interest as you drive through the community. You will see homes finished in brick, stone, or sidingsiding. This mix helps the neighborhood avoid the uniform look that some newer communities have.

Overview Manor also benefits from mature landscaping. Many of the trees throughout the neighborhood have grown in over the years, giving the streets a shaded and established feel. Sidewalks run through much of the community, making it easy for residents to take walks, jog, or enjoy time outside.

Because the community was built on naturally varied terrain, some areas of the neighborhood are slightly sloped. As a result, some homes may have yards with varying grades depending on their location within the neighborhood. This is something buyers often notice when touring homes.

Another feature many residents enjoy is the wooded surroundings. The community is bordered by wooded areas, and several homes back directly to trees. Homes located toward the rear of the neighborhood, particularly along Smallwood Drive, often have wooded backdrops which provide additional privacy.

Overview Manor is also part of a homeowners association (HOA). The HOA helps maintain the overall appearance of the community and ensures certain neighborhood standards are followed.

Since the homes were built in the 1990s, buyers will typically see a range of interior conditions. Some homes have been fully updated with modern kitchens and renovated bathrooms, while others may still have more original finishes that buyers may choose to update over time.

Local Points of Interest

Festival at Bel Air is a popular shopping center located a short drive from Overview Manor. It offers a variety of retail stores and restaurants. One of the biggest draws for many residents is Wegmans, which is my favorite grocery store in the area.

Box Hill Pizzeria and Crabcakes is a longtime local favorite known for its casual atmosphere and Maryland style seafood. Many locals swear that their crab cakes are among the best in Harford County.

Pairings Bistro is a small local restaurant known for creative American dishes and cozy dining environment. It is a popular spot for date nights or dinners with friends.

Downtown Bel Air is only a short drive away and offers charming local shops, restaurants, coffee spots, and community events throughout the year including festivals, farmers markets, and holiday celebrations.

Harford County Public Schools

Students living in Overview Manor typically attend Homestead Wakefield Elementary School, Patterson Mill Middle School, and Patterson Mill High School.

School assignments can change periodically as the county adjusts school boundaries. Because of this, I always recommend that my buyers verify their school assignments directly with Harford County Public Schools before purchasing a home.
