Apple Tree Orchard Villas for Sale, Bel Air, MD
Welcome to Apple Tree Orchard, one of Bel Air’s newer villa communities offering a quieter, low maintenance style of living in a convenient Harford County location. I put this page together to help prospective home buyers get a better feel for what it’s like to live in Apple Tree Orchard, and at the end of the page you’ll find the current homes for sale in the community.
Bel Air Location
Apple Tree Orchard is located in zip code 21014 in Bel Air, Maryland. The neighborhood sits off South Tollgate Road on Sansa Court and Stayman Court, next to the popular Magness Mill community. The location gives residents quick access to many of the conveniences that make Bel Air such a desirable place to live.
Route 24 is just minutes away, making it easier to get around Harford County or head toward shopping, dining, and everyday errands. For commuters, I-95 is also a relatively short drive away, which helps those traveling toward Baltimore, Aberdeen Proving Ground, or Delaware.
One thing I like about this area is that while it feels tucked away from heavy traffic, you are still close to many of the places people visit on a regular basis. There are no cut through streets within the neighborhood, which helps keep traffic lower and gives the community a more private feel.
About the Neighborhood and Villas
Apple Tree Orchard is a small, well maintained villa community consisting of just 31 homes. The homes were built by Bob Ward between 2018 and 2019, so buyers can generally expect more modern layouts, updated finishes, and energy efficient construction compared to many older homes in the area.
The homes here range from approximately 2,700 to over 4,100 square feet, giving buyers a surprising amount of living space for a villa style community. You will find a mix of 2, 3, and 4 bedroom floor plans, which helps attract a variety of buyers ranging from downsizers to those who still want room for guests, hobbies, or home offices.
Most of the homes feature open floor plans with vaulted ceilings that make the spaces feel bright and spacious. Two car garages are standard, which is another feature many buyers appreciate, especially during Maryland winters.
The community itself has sidewalks and a nice walking trail, making it pleasant for residents who enjoy getting outside for walks or simply spending time in the neighborhood. Because the community is relatively small, it tends to feel quieter and more intimate than some of the larger developments nearby.
A major benefit for many buyers is the HOA coverage. The association handles lawn care, snow removal, trash service, and mulching. For buyers who want less maintenance and fewer outdoor responsibilities, that is a nice bonus. It allows residents to spend more time enjoying their home and less time worrying about yard work or seasonal upkeep.

School assignments can and do change over time in Harford County, so I always recommend that buyers verify school boundaries directly with the county before purchasing a home.
