Kings Charter Homes for Sale and Neighborhood Guide

Welcome to Kings Charter, a well-established neighborhood in Bel Air, MD that attracts home buyers looking for a combination of space, convenience, and a mature residential setting. The neighborhood offers a traditional suburban feel while still being close to schools, shopping, and major commuter routes. I’ve put this page together to give home buyers an overview of what it’s like to live here. At the end you will find a list of current Kings Charter homes for sale.

Convenient Bel Air LocationKings Charter Homes for Sale

Kings Chart is located in zip code 21015 in Harford County. Kings Charter is situated off Patterson Mill Road about half mile from the Patterson Mill Middle and High Schools.

The location provides easy access to several of Harford County’s most traveled routes. Route 24 is just a few minutes away, providing convenient access to other parts of Bel Air, Abingdon, and Interstate 95. Residents are also close to Main Street and downtown Bel Air, where you’ll find local restaurants, shopping, community events, and professional services. This balance of neighborhood privacy and accessibility is one of the reasons Kings Charter remains a desirable place to live.

Kings Charter Homes and Neighborhood

Kings Charter is a neighborhood consisting entirely of single family homes. Most of the homes were built during the late 1990s. The typical Kings Charter home is a traditional colonial featuring four bedrooms, 2-3 bathrooms, and a two-car garage. Many homes offer finished basements and decks/patios as well.

As you drive through the neighborhood, you’ll notice a mix of brick-front homes, full brick exteriors, and vinyl siding exteriors. The community has a mature appearance, especially compared to newer developments where landscaping is still developing. Sidewalks throughout the neighborhood make it easy to take walks, ride bikes, or simply enjoy the surroundings.

Lot sizes in Kings Charter are generally larger than average for the Bel Air area, with many homes situated on approximately one-third acre lots. This additional space provides more privacy and room for outdoor activities. Mature trees are found throughout the community, and many sections of the neighborhood are bordered by wooded areas. I would estimate about half of the homes back to trees, creating a more private backyard setting that is increasingly difficult to find in newer developments.

Because the neighborhood is now more than twenty-five years old, buyers should expect to see a variety of home conditions. Some properties have been extensively renovated with modern finishes, updated kitchens, and remodeled bathrooms. Others may retain many of their original features and offer opportunities for future improvements. This range of conditions provides options for buyers with different budgets and preferences.

One of the benefits of this neighborhood is that both Patterson Mill Middle School and Patterson Mill High School are within walking distance for many residents.
