Woodland Hills Homes for Sale in Bel Air, Maryland – A Neighborhood Guide
Welcome to Woodland Hills, a small residential community in Harford County, Maryland. This neighborhood has wooded surroundings, traditional homes, and quiet streets without through traffic. I have put this page together to give home buyers an overview of what it is like to live in Woodland Hills. At the end, you will find a list of current Woodland Hills homes for sale.
A Quiet and Convenient Bel Air Location
Woodland Hills is located in zip code 21014 in Bel Air. The neighborhood sits along Sunset Drive, which is off of North Tollgate Road next to the Tollgate Yard Trim Drop-Off Facility. Most of the homes are located directly on Sunset Drive, with some homes situated on Klender Court and Mulholland Court.
The community is positioned just outside the more developed areas surrounding downtown Bel Air. This gives residents convenient access to shopping, restaurants, parks, recreation, and major commuter routes while maintaining a more private residential setting.
Woodland Hills Homes
Woodland Hills is a small homeowners association (HOA) community consisting of approximately 32 single-family homes. Its limited size and lack of through streets help create a quieter neighborhood environment. The homes were primarily built during the late 1990s and early 2000s. Traditional Colonial architecture is the predominant style, 4-5 bedrooms, attached garages, formal living and dining spaces, family rooms, and finished or partially finished lower levels. Brick is the most common exterior material throughout Woodland Hills. However, you will see some Brick/Siding combinations and stone exteriors.
The neighborhood has a gradual incline, so lot conditions vary. Some homes have relatively level yards, while others have sloped front or rear yards.
Woodland Setting and Neighborhood Features
Woodland Hills is surrounded by wooded areas, and many of the homes back to trees. Sidewalks run through the neighborhood, making it easier for residents to walk along Sunset Drive and the two smaller courts. Mature trees and landscaping are found throughout the community, which is one of the advantages of buying in a neighborhood that has had time to develop.
There are no through streets within Woodland Hills. Traffic is generally limited to residents, visitors, service vehicles, and deliveries. Buyers looking for a smaller community with traditional homes and a wooded setting may find Woodland Hills worth considering.
