Where Is Waters Edge?
Waters Edge is located in Zip Code 21017 in Harford County, Maryland, along the Bush River. The community is located on Water Park Drive, which sits at the end of Bata Drive just off Route 40.
The location provides a quieter waterfront setting without being far removed from everyday conveniences. Route 40 is just outside the community, and I-95 is also nearby for commuting throughout Harford County or toward Baltimore. Aberdeen, Abingdon, Bel Air, and other parts of central Harford County are all within a reasonable drive.
About the Homes in Waters Edge
Most of Waters Edge was developed between 2001 and 2005. The community includes both condominium-style homes and larger villas built by Clark Turner, a well-known Harford County builder recognized for quality finishes, extensive molding, and attention to detail. When you tour these homes, you will notice the detailed trim work, generous room sizes, and floor plans that tend to feel more substantial than many typical condos.
The condominium homes generally range from approximately 1,700 to 2,400 square feet with two or three bedrooms and multiple bathrooms. They also include a garage space along with a private deck or balcony. Depending on the location of the unit, some balconies have impressive views across the Bush River.
The villas are considerably larger, offering more than 3,500 square feet of living space, four bedrooms, 3.5 baths and 2 car garages. Several have patios overlooking the river.
Exterior and common-area maintenance is handled through the condo or homeowners association, and the landscaping is maintained to a high standard with a polished, resort-quality appearance throughout the community.

The Bush River is a major part of the Waters Edge experience. The community was designed to take advantage of its waterfront location, with water views incorporated throughout the neighborhood and a walking trail that follows portions of the river.
Residents also have access to amenities that include a swimming pool and clubhouse. The community holds a variety of social activities and events throughout the year, giving residents opportunities to get to know their neighbors if they choose to participate.

What My Dad Loves About Waters Edge
I have a little more personal insight into Waters Edge than I do with most neighborhoods because my dad lives here. I helped him purchase his home, so I have been able to see the community both from a Realtor’s perspective and through his experience as a resident.
The first thing he would probably mention is the resort-like atmosphere, particularly during the spring and summer. He loves his view of the Bush River and spends a lot of time enjoying the waterfront setting.
He also appreciates the low-maintenance lifestyle. Having exterior maintenance handled allows him to enjoy his home without having all of the responsibilities that come with maintaining a traditional single-family property. Having a garage was also important to him for both parking and additional storage.
The amenities are another big plus for him. He enjoys having the pool and clubhouse nearby, along with the different social events that take place in the community. The waterfront walking trail is another favorite, and having convenient access to fishing and kayaking makes the river more than just something to look at.
He also likes the gated entrance and how well the landscaping and common areas are maintained throughout the year.
What Buyers Should Know About Waters Edge
As with any established community, there are a few things buyers should pay attention to when considering a home in Waters Edge.
Because most of the homes were built in the early 2000s, there can be a fairly wide range in condition from one property to another. Some homes have been extensively updated with newer kitchens, bathrooms, flooring, and mechanical systems, while others may still have many of their original finishes. It is important to look beyond the floor plan and water view and consider the age and condition of the individual home.
The HOA and condo fees are also on the higher side compared with many other Harford County communities. The fees cover a number of services and amenities, but they have also been going up over the last several years. Buyers should review the current fees, recent increases, association budget, reserves, and condo documents so they understand both the current cost and the potential for future increases.
Another consideration is the community’s location next to a commercial and warehouse area. Waters Edge itself feels tucked away along the river, but some homes are closer to the commercial properties than others and may hear truck traffic or other activity. Noise can vary depending on where a home is located within the community, so this is something I recommend paying attention to when touring individual properties.
Local Points of Interest
Bush River
The Bush River forms part of the western edge of the Belcamp area. It provides a scenic backdrop for several residential communities and is used for boating, kayaking, fishing, and other water activities.
Discovery Center at Water’s Edge
Located on Pulaski Highway in Belcamp, the Discovery Center at Water’s Edge offers hands-on science, technology, engineering, arts, and mathematics activities. Exhibits and programs are designed to make learning interactive for children, families, students, and community groups.
Anita C. Leight Estuary Center
The Anita C. Leight Estuary Center is located a short drive from Belcamp in Abingdon. The center focuses on the natural environment surrounding Otter Point Creek and the upper Bush River. Visitors can explore walking trails, educational exhibits, nature programs, canoe trips, and seasonal activities.
Downtown Bel Air
Downtown Bel Air is close enough for regular visits and offers locally owned restaurants, coffee shops, boutiques, parks, community events, and seasonal festivals. It is also home to the Bel Air Farmers’ Market, the Bel Air Armory, Shamrock Park, and access to the Ma & Pa Heritage Trail.
Schools Serving Waters Edge
Waters Edge is located within the Harford County Public Schools district. Homes in this area have generally been associated with Church Creek Elementary School, Aberdeen Middle School, and Aberdeen High School.
School attendance boundaries can change, so buyers should verify the current school assignments directly with Harford County Public Schools before making a home-buying decision based on a particular school.
