Water Vale Farm is surrounded by trees, fields, and larger properties, yet shopping, restaurants, recreation, and downtown Bel Air are still within a reasonable drive. The neighborhood itself has no through street, which also limits traffic within the community.

Water Vale Farm is a small, upscale HOA community developed primarily in the early 2000s. The neighborhood consists of larger single-family homes, with traditional colonial architecture being the most common style.

Homes typically have four to five bedrooms, and many provide more than 3,000 square feet of above-grade living space. Exteriors often feature brick or stone. Two-story foyers, larger kitchens, formal living and dining areas, finished basements, fireplaces, and attached garages are common features depending on the individual property.

One of the defining characteristics of Water Vale Farm is the lot size. Homes sit on multiple acres, giving properties considerably more outdoor space than you will find in many traditional Harford County subdivisions. The larger lots, mature landscaping, and surrounding wooded areas create a private setting, and many properties are well landscaped and established after more than 20 years of growth.

Because the community is relatively small and Bear Hollow Court does not connect through to another road, it has a tucked-away feel that fits well with the surrounding rural landscape.

What Buyers Should Know

The larger lots are one of Water Vale Farm’s main attractions, but they also require more maintenance. Buyers should consider the time and expense involved in mowing, landscaping, tree maintenance, driveway upkeep, and caring for several acres of property. For someone specifically looking for more land and privacy, that may be a worthwhile tradeoff.

Water Vale Farm also has a Walk Score of approximately 1, so this is very much a car-dependent location. Restaurants, stores, schools, and other everyday destinations generally require driving. Buyers looking for sidewalks and the ability to walk to shops or restaurants will find other parts of Harford County better suited to that lifestyle.

Since the homes were built primarily in the early 2000s, condition can also vary. Some properties have undergone extensive updating, while others may still have original kitchens, bathrooms, roofs, windows, or mechanical systems.

Nearby Restaurants and Recreation

Black Forest Taphouse

Located in nearby Fallston, Black Forest Taphouse is a casual restaurant serving pub food with a German influence, including sausages, spätzle, burgers, sandwiches, seafood, and a selection of draft beer.

Winters Run Golf Club

Winters Run Golf Club is a private golf club in Bel Air established in 1972. Its 18-hole course sits on approximately 200 acres and offers a traditional championship-style golf setting.

Ma & Pa Heritage Trail

The [Ma & Pa Heritage Trail] is one of Harford County’s most popular walking, running, and biking trails. The trail extends through Bel Air and Forest Hill, with the Forest Hill section connecting toward Friends Park.

Annie’s Playground

Annie’s Playground is located at Edgeley Grove Park in Fallston. In addition to the large playground, the property provides access to the Ma & Pa Heritage Trail and surrounding parkland.

Harford County Schools

Homes in Water Vale Farm are generally associated with Homestead/Wakefield Elementary School, Patterson Mill Middle School, and Patterson Mill High School, all part of Harford County Public Schools.
